HOME Program Asset Management for Community Housing Development Organizations 

Many St. Louis area community development corporations (CDCs) have a portfolio of HOME rental properties.  It is thus increasingly important that these properties are well managed and operated in compliance with the HOME rules. 

This course will focus on how to evaluate and enhance the long-term value of your HOME Program units through asset management.  The course will include in-depth discussions on issues such as analysis of rental portfolio management and intervention strategies for troubled projects.  Participants will learn how to spot “early warning signals” in troubled projects, and oversee rental projects to ensure that these projects continue to meet HOME requirements and provide an affordable housing resource over the long term.

Who Should Attend

Representatives from Community Housing Development Organizations (CHDOs), and potential CHDOs as well as community development professionals interested in the HOME Program.

Data Management and Mapping of Neighborhood Business and Economic Development Activity 

September 2010 

This class will help show how RHCDA and its partners can provide important demographic and market information to Community Development Corporations (CDCs) that highlight the assets and market opportunities of consistently misrepresented, underserved urban neighborhoods.  With better data come better investment opportunities.

The content will highlight how community development professionals can gather data to support these overlooked urban markets by delivering the information about a community’s economic health needed to make critically important investments possible and partnering with investors, municipalities, and community leaders to leverage this valuable information in the decision-making process. 

 

Legal and Business Management Issues for 501 (c) Organizations 

November 2010 

Community developments corporations (CDCs) and other nonprofit organizations improve the St. Louis community by providing social, educational, cultural, and other important services along with promoting housing and community development in distressed areas.  These organizations require ongoing legal assistance to stabilize their operations and increase their capacity to serve their constituents.  

The course will cover the following:

  • Corporate governance - Preparing and revising bylaws, articles of incorporation, conflict of interest policies, whistleblower policies, and other corporate documents and policies, and advising on overall good corporate governance. 
  • 501(c)(3) maintenance and compliance - Advice on maintaining 501(c)(3) status,
  • Contracts - drafting and advising on business contracts
  • Employment - preparing, reviewing and revising personnel policies, employment contracts, and confidentiality agreements
  • Real estate - help understand property leases and purchase and sale agreements
  • Advice on maintaining insurance coverage
